Andorix raises $10M to finance smart building upgrades with zero upfront costs
What's the deal? Andorix, a Toronto-based smart building technology and neutral host network provider, has secured a $10 million strategic equity investment to expand its capacity to deploy converged network infrastructure across commercial, residential, and retail properties in North America. The round was backed by existing and strategic investors.
Alongside the equity raise, Andorix has established relationships with North America's largest wireless infrastructure real estate investment trusts (REITs) to enable project-level financing — allowing property owners to modernise with little to no upfront capital.
"This equity financing, combined with access to previously secured debt capacity, allows us to scale the business and expand our team to deliver fully financed smart building projects," said Wayne Kim, chief executive officer of Andorix.
Why now? Commercial real estate owners face mounting pressure to upgrade ageing building systems for 5G connectivity, energy efficiency, and tenant expectations — but many lack the capital budget to do so. Andorix's model removes that barrier by offering turnkey, fully financed deployments.
Its converged network infrastructure provides a unified, fibre-based backbone connecting building systems, IoT devices, access control, lighting, HVAC, and energy management under a single architecture. The pitch: reduce operating costs, improve sustainability, and future-proof assets without a large cheque upfront.
What could go wrong? The model depends on property owners generating enough value from smart building upgrades — through energy savings, higher rents, or tenant retention — to justify the financing costs over time. If adoption is slower than expected or building owners balk at long-term contracts, Andorix could struggle to deploy capital at scale.
Competition is also intensifying. Larger telecom and infrastructure players are eyeing the in-building connectivity market, and Andorix will need to move quickly to lock in portfolio-level deals.
The signal: Andorix's "breakout" growth stage, according to Dealroom, suggests the company is gaining commercial traction at a moment when North America's commercial building stock — much of it decades old — faces a generational retrofit cycle driven by 5G, sustainability mandates, and shifting tenant demands. The zero-upfront-cost financing model, echoing the playbook that scaled rooftop solar, could prove decisive in unlocking that market if Andorix can convert REIT partnerships into portfolio-wide deployments before larger telecom and infrastructure players move in.
