Brookfield puts $200M into Precinct Capital's Penrith precinct

The New York-headquartered firm will acquire a multi-tenant industrial asset spanning several buildings on a seven-hectare portion of the site.

The players: Precinct Capital is developing the park, located less than two kilometres from the Penrith CBD on the banks of the Nepean River. Brookfield, described as the world's second-largest real estate investor, holds almost AU$400 billion of property in its portfolio.

Why now? The first four stages of the park have been built during the first half of 2026. What's the endgame? Once complete, the park will contribute $500 million a year to Penrith's economy and create thousands of permanent local jobs, according to the developers. The project will also extend Penrith's Great River Walk north to connect the city centre with Western Sydney Lakes via a walking and cycling path.

Precinct Capital chair Bruce Baudinet said the investment by "a global firm with almost AU$400 billion of property in its portfolio" endorses the momentum of Penrith, framing the region as a key hub alongside the new Western Sydney Airport and Aerotropolis.

The signal: Brookfield's Thomas Fekete tied the bet to shifting logistics demand. "E-commerce growth, increasingly complex supply chains and higher customer expectations are driving demand for modern, well-located warehousing facilities," he said, pointing to Western Sydney's crossroads location as a draw for institutional capital.
