What's the endgame? Securuspartnersolutions aims to start operating its REIT in summer 2029, focused on revitalising regional tourism across Japan. NBI Holdings and PROSPER designed the vehicle as a platform for local financial institutions and corporate partners to co-invest in regional projects.
What changes with Ashikaga? The Utsunomiya-based bank brings a customer base and network centred on Tochigi Prefecture, opening value-add investment in hotels and inns there. The plan pairs NBI Holdings' property investment expertise with Ashikaga's local ties.
The numbers: The REIT is expected to launch at ¥50 billion in assets, then grow to around ¥200 billion over roughly five years. NBI Holdings says it has already secured a pipeline of over ¥50 billion in hotels and inns.
Why now? Regional Japanese banks are increasingly channelling capital into local revitalisation vehicles, betting that tourism assets can anchor long-term regional value. The steady build-out of Securuspartnersolutions' backers points to appetite for pooling financial and corporate partners behind a single REIT platform.
