LPT Aperture buys Speculo to add AI intent detection for its 20,000 agents
What's the deal? LPT Aperture HoldingsDealroom has a profile for this one. Try Dealroom → (LPTA) has acquired SpeculoDealroom has a profile for this one. Try Dealroom →, the AI-powered database engagement company behind Remi, to scale intent detection across residential real estate. Terms were not disclosed.
Who's involved? LPTA, founded and led by Robert Palmer, is the parent company of LPT Realty, a single-entity brokerage serving more than 20,000 agents across the US and Canada, and Aperture Global Real Estate, a standalone luxury real estate brand. Speculo, founded in 2024 by Riley VanderKaay and Bobby Moats, has worked with more than 300 real estate organizations and will continue to operate under its own brand on a brokerage-agnostic basis.
What's the endgame? Speculo's platform centers on Remi, an AI teammate that engages clients and identifies changes in intent, helping agents focus on the conversations where human involvement matters most. The acquisition folds that capability into LPTA's portfolio of consumer-engagement platforms alongside dezzy.ai and the RESIDE Platform.
The signal: Brokerages are increasingly buying rather than building AI tools to sharpen how agents spot and act on demand. For LPTA — No. 2 overall on the 2025 Deloitte Technology Fast 500 — folding Speculo into its stack signals a bet that intent detection will become table stakes for scaling agent networks.
