SmartProperty buys AI firm DecaSIM to sharpen reserve study data

What does DecaSIM do? Founded in 2020, it builds custom AI systems that turn messy, large-scale, unstructured data into decision-ready intelligence. That skill maps directly onto reserve studies, which have long relied on what SmartProperty calls "averages of averages."
What's the endgame? DecaSIM's data extraction, modeling, and predictive analytics will power SmartProperty Atlas, the engine behind its Living Reserve Study platform. The technology can classify every building component, calibrate replacement costs by region and condition, and benchmark each study against thousands of others drawn from two decades of SmartProperty data.
Why it matters: The benchmarking aims to give HOA boards a reserve figure they can defend to owners and that buyers and lenders can rely on. It shows how a community's funding compares, where confidence is high, and where a closer look is warranted.
"DecaSIM built something genuinely rare: a way to make enormous, unstructured datasets trustworthy," said Damian J. Esparza, chief executive officer and founder of SmartProperty. Combining that with SmartProperty's curated data means "boards get capital plans grounded in evidence, not guesswork," he added.
The other side: "The decisions here are larger, the time horizons longer, and the cost of getting it wrong can be devastating to communities, which is exactly why this work matters," said Doug Edmonds, founder of DecaSIM.
The signal: The deal reflects a broader push to modernise a data-heavy corner of property services with AI. By pairing proprietary modeling with 20 years of reserve data, SmartProperty is betting on capabilities rivals cannot easily copy.
