Berlin's Theo raises €25M Series A for AI property management
What's the deal? Theo, a Berlin proptech founded in 2023, has raised a €25 million Series A led by Insight Partners and BlackRock. The round brings the company's total funding to €36 million.
What does it do? Theo — which launched as Dao — digitises property management and increasingly leans on artificial intelligence to run operations. Its platform handles tenant communication, repair management, invoice approvals, and bookkeeping.
By the numbers: Theo says it now manages more than 25,000 apartments. Its €25 million round ranks in the 94th percentile among German real estate Series A deals over the past four years, based on 112 comparable rounds.
Who's backing it? Insight Partners and BlackRock both joined the round — a notable pairing of a growth-focused venture firm and one of the world's largest asset managers backing an early-stage German startup.
The signal: Theo's raise underscores investor appetite for AI that automates back-office work in traditional, paperwork-heavy sectors like property management. A top-decile Series A points to conviction that software can take over tasks once handled by humans — and that the market is large enough to justify outsized early bets.
