Alterra IOS lands $400M refinancing from Truist and KeyBank

What does Alterra do? The Philadelphia company operates in industrial outdoor storage (IOS) — sites used to store vehicles, equipment, and materials near logistics corridors. It has acquired more than 495 sites nationwide.

How big is this? The debt facility ranks among the larger real estate debt rounds in the US, sitting in roughly the 93rd percentile of comparable deals. It lifts Alterra's total debt commitments across its IOS funds to more than $2 billion.

What's notable? The financing used an equity pledge structure rather than traditional asset-level mortgages, enabling portfolio-level underwriting across all 99 properties. The sites span 551 usable acres and nearly 2.1 million square feet of warehouse space in core markets including California, Florida, Georgia, North Carolina, and Texas.

Why this structure? "For portfolios like IOS, which consist of a high volume of assets, traditional mortgage structures can be time- and cost-intensive," said Scott Whittle, chief financial officer at Alterra IOS. He said the equity pledge approach cuts legal and administrative burden while accelerating execution.

The signal: Lenders are growing comfortable underwriting diversified portfolios rather than individual assets, a shift that lets institutional capital reach fragmented sectors like IOS at scale. As Alterra's Kate Mooney put it, equity pledge facilities offer "a more practical and efficient financing solution" for both borrowers and lenders.
