What does Piece do? Founded in May 2023, the company runs an online platform for fractional investment in European income-generating real estate. In November 2025, it relaunched as a security token trading platform compliant with MiFID II, the EU's financial regulation. More than 3,000 users across 35 countries have registered.
Who's backing it? One notable name is Hiroki Machida, a footballer with Bundesliga club TSG 1899 Hoffenheim. "I have felt the challenge that young people find it extremely difficult to own a home due to soaring European real estate prices," he said, adding he hopes to help expand the platform in Germany.
Chief executive Kentaro Sohara, a serial entrepreneur who previously sold an EdTech startup to a listed company, co-founded Piece with Riccardo Momigliano. UTEC managing partner Norihiko Sakamoto called the round "the best starting line," coming alongside the platform's relaunch.
What's the money for? Piece plans to strengthen global operations, update its product, expand its property portfolio, and launch marketing in Germany alongside its existing Italian market. Its cumulative funding now stands at €4.38 million, and a second close of the pre-Series A is planned.
Why now? Soaring housing prices have pushed home ownership out of reach for many young buyers, while appetite for real estate investment climbs. In markets such as Italy and Germany, where listed REITs are scarce and securitised property products remain uncommon, Piece pitches small-ticket, fully digital access to already income-producing assets.
The signal: Piece's cross-border investor mix — Japanese corporates, a Tokyo university fund, and European angels — reflects growing interest in tokenising one of the world's largest but least accessible asset classes. As Star Mica chief executive Masashi Mizunaga noted, the firm is eyeing collaboration by pairing its used-apartment expertise with Piece's platform, hinting at where the next opportunities may lie.
