Higharc raises $95M to bring AI to homebuilding

What's the deal? Higharc, a Durham, North Carolina startup building AI for the home design-to-construction lifecycle, has raised a $95 million Series C led by Insight Partners.

Higharc generates homes as spatial databases, capturing code requirements, construction standards, and geometry. It replaces AutoCAD and lets builders automate design, estimating, and sales work.

Why now? Homebuilding is shifting fast as complex design, 3D modeling, and estimating workflows move to AI.

Work that once took weeks can now be automated. Higharc says customers compress product development from months to days, cut time to community open by 25-50%, and lift margins by 10-15%.

What could go wrong? Most AI systems fail at basic spatial reasoning — and in homebuilding, those errors mean delayed starts, materials overage, and frustrated buyers.

Builders remain wary. "We evaluated a lot of AI tools, but most produce outputs that require so much correction they're unusable," said Kyle Bear, VP of research and development at Signature Homes.

Higharc's pitch is that its outputs are grounded in how homes are actually built. Winning over a famously slow-to-adopt industry will take more than a single funding round.
