UEM Sunrise raises RM300M through Islamic notes

What's the deal? Malaysian property developer UEM SunriseDealroom has a profile for this one. Try Dealroom → has raised RM300 million (≈$72.9 million) through an issuance of Islamic medium-term notes (IMTN).

The notes fall under its existing RM4 billion sukuk and Islamic commercial papers programme. The issuance was split into two tranches: RM100 million maturing in June 2031, and RM200 million maturing in June 2032.

Why now? UEM Sunrise plans to use the proceeds for Shariah-compliant corporate purposes, including landbank acquisitions, project and infrastructure development, and capital expenditure. The funds will also help refinance existing Islamic financing facilities.

What could go wrong? The debt carries fixed five- and six-year repayment obligations, leaving UEM Sunrise exposed if property demand softens before the notes mature. Acquiring landbank and funding development at scale ties up capital long before returns materialise.

The signal: As a mature property developer specialising in township, high-rise residential, and mixed-use projects, UEM Sunrise is leaning on debt rather than equity to fund expansion. By tapping its existing RM4 billion sukuk programme, the company signals confidence in its development pipeline and a bet on steady property demand through the early 2030s.
