Rainmatter, Kunal Shah back NestAway co-founder's new startup The Land Bankers
What's the deal? Amarendra Sahu, former co-founder of home rental platform NestAway, has raised ₹80 million (about $845,000) in a seed round for his proptech startup The Land Bankers.
Zerodha-backed Rainmatter led with ₹60 million. Other backers include Ashish GuptaDealroom has a profile for this one. The Land Bankers uses artificial intelligence to simplify land title verification, ownership due diligence, and dispute resolution. Its platform aggregates land records, legal assistance, and property monitoring to make land deals more transparent.
Why now? India's land transactions remain plagued by murky titles and fraud, creating demand for digital verification tools.
The startup plans to use the funds for working capital, capital expenditure, and expansion. It is valued at roughly ₹670 million after the round.
What could go wrong? Sahu's track record carries baggage. His exit from NestAway was marred by a legal dispute.
He filed a police complaint against NestAway's investors, including Tiger Global, Goldman Sachs, and Chiratae Ventures, plus co-founders Jitendra Jagadev and Smruti Parida, alleging cheating, forgery, and criminal breach of trust.
The signal: Proptech is moving from rentals to the messier, higher-stakes business of land ownership itself.
Backing from heavyweight angels like Shah and Goyal signals investor appetite for AI tools that tackle India's long-standing trust gaps in property.
