Corscale Data Centers secures $975M from Blue Owl for Northern Virginia data centre

Once complete, the five-building site will span 2.3 million square feet and deliver 326MW of capacity.

Corscale is also planning a second Virginia campus in Loudoun County and developing a data centre campus near London.

Why now? Northern Virginia remains the world's largest data centre market, and demand from hyperscalers shows no sign of slowing. Cloud providers are racing to expand capacity for AI workloads, making newly built, pre-leased facilities highly attractive to institutional lenders.

"High-quality assets in established hyperscale ecosystems, leased to investment-grade tenants, are drawing strong interest from capital providers," said Newmark vice chairman Christopher Kramer.

What could go wrong? Northern Virginia's data centre boom has strained local power grids and drawn scrutiny from regulators and residents over energy consumption, water use, and land development. Prolonged utility bottlenecks could slow future phases of Corscale's campus build-out.

The region's popularity also means intense competition for power allocations and construction resources, which could push costs higher.

The signal: A nearly $1B debt package from Blue Owl — classified by Dealroom as a corporate investor rather than a traditional infrastructure lender — illustrates how private credit firms are muscling into digital infrastructure financing. That Corscale, still an early-stage company on Dealroom, can attract capital of this scale speaks to the power of long-term hyperscaler leases as bankable collateral, effectively letting pre-revenue campuses punch well above their weight in debt markets.
