Try Dealroom →, bringing its total funding to $3M. The company uses AI to automate one of commercial real estate's slowest processes: planning and visualising office spaces during lease negotiations.

Angel investors from real estate and tech also participated. They join existing backers Second Century VenturesDealroom has a profile for this one. Founded by Zbigniew Kostrzewa and Łukasz Majewski, and led since 2023 by chief executive officer Maciej Markowski, SquarePlan's platform turns a simple floor outline into space plans, cost estimates, and 3D, VR, and AR visualisations — compressing weeks of work into minutes.

Why now? Commercial leasing remains stubbornly manual. Landlords and tenants typically wait weeks for space plans and fitout estimates before they can even begin serious deal discussions. SquarePlan says its automation can shorten those early stages by several weeks and cut advisory and fitout costs for both sides.

The startup already counts major European landlords among its clients, including Straba Real Estate and EPPDealroom has a profile for this one. Try Dealroom →, which together manage millions of square metres of office space. That traction gave it the proof points to raise fresh capital for international expansion.

What could go wrong? The commercial real estate industry is notoriously slow to adopt new technology, and SquarePlan faces the challenge of selling into fragmented markets with different regulations, building standards, and leasing customs. Expanding simultaneously into the EU, North America, and the Middle East — as the company plans — will stretch a modest war chest thin.

Competition is another factor. Larger proptech players and established architecture software firms could build similar AI-driven planning tools, especially as generative AI capabilities become more accessible.

The signal: Notably, Second Century Ventures — the strategic investment arm of the National Association of RealtorsDealroom has a profile for this one. Try Dealroom → — is already on SquarePlan's cap table, lending the early-stage startup unusual credibility with the North American real estate establishment as it eyes transatlantic expansion. With Movens Capital, a Polish fund, now leading, SquarePlan has assembled a backer mix that spans both its home market and its target geographies — a deliberate setup for the multi-region push it has outlined.
