Loc8me acquires Liverpool student lettings firm, nears 10,000-bed portfolio

What's the deal? UK student lettings agency loc8me has acquired Liverpool-based Luxury Student Homes (LSH), adding more than 1,100 beds and 199 properties to its national portfolio. The deal takes loc8me's total portfolio close to 10,000 rooms across 19 university cities. Liverpool becomes one of its largest regional markets outside the Midlands, with nearly 1,500 beds in the city.

LSH co-founder Neil Colquhoun, who started the business in 2014, will stay on for five years to support the transition. All 25 staff members will join loc8me, and no immediate operational changes are planned for landlords or tenants.

Why now? Liverpool is home to more than 70,000 students across three universities and continues to see strong demand for private student housing. The city's market is growing alongside purpose-built student accommodation (PBSA), making it a strategic target for operators looking to scale.

Evolving regulation in the UK's houses in multiple occupation (HMO) sector is also pushing landlords toward larger, more experienced operators. Loc8me founder Raffaele Russo said more student landlords are seeking managers "who can deliver high standards consistently for both students and property owners."

What could go wrong? Integrating a locally built business into a national platform carries the usual risks — retaining staff, maintaining service quality, and keeping landlords happy during the transition. The five-year retention of Colquhoun should help, but cultural and operational mismatches remain a possibility.

The signal: The deal reflects ongoing consolidation in the student HMO sector, where larger operators are absorbing regional portfolios as compliance demands grow and landlords seek broader management support. As regulation tightens and the student housing market matures, expect more regional lettings firms to be folded into national platforms.
