Vienna's Kinnovis acquires Spanish self-storage software firm Xperitt
What's the deal? Kinnovis, a Vienna-based software company serving the self-storage industry, has acquired Xperitt, a Spanish self-storage technology firm based in Alicante. The deal transfers Xperitt's products, staff, and customer base entirely to Kinnovis. Financial terms were not disclosed.
Xperitt operates two products: Kypiq, a facility-management platform, and Kleeiq, an access-control system that includes proprietary hardware for doors and gates. Its clients include Cabe Trasteros, one of Spain's largest self-storage operators.
Iván Palacios Verano, Xperitt's co-founder, will become managing director of the newly created Kinnovis Iberia division.
Why now? The acquisition gives Kinnovis a direct foothold in the Iberian market — Spain and Portugal — adding to its existing presence in the UK, Germany, Austria, and other European countries. It also fills a gap in Kinnovis's product lineup: for the first time, the company can offer access-control technology alongside its facility-management software, online booking tools, and AI-powered inquiry handling.
"With Xperitt we gain a significant presence in Iberia and bring access control into our portfolio for the first time," said Martin Wild, Kinnovis's managing director. "For operators across Europe, that means one team, one product offering, and one support line."
What could go wrong? Integrating two product stacks is never simple. Existing Xperitt customers will stay on their current platforms initially and migrate to Kinnovis's expanded offering over time — a process that risks disruption if not handled carefully. Combining engineering and support teams across countries adds further complexity.
The signal: Europe's self-storage sector is consolidating not just at the operator level but in the software layer beneath it. As the market matures, operators increasingly want a single vendor for everything from bookings to physical access control. Kinnovis is betting that a unified, pan-European platform — rather than a patchwork of local solutions — will win that race. The Xperitt deal is a classic buy-versus-build move: acquire local expertise and an installed customer base rather than entering a new market from scratch.
Kinnovis said it will share more details on its combined portfolio in the coming weeks.
