Co-founded by Ashish Acharya and Ravi Agrawal, Propsoch combines data-driven insights with expert advice to help homebuyers shortlist, evaluate, and negotiate residential properties. It assesses properties across more than 80 parameters — including legal compliance, construction quality, livability, and future value.

The fresh capital will go toward strengthening research and advisory capabilities, expanding the team, and entering new markets.

Why now? India's proptech ecosystem has grown significantly in recent years, fuelled by rising consumer demand for transparency and informed decision-making in real estate transactions. Homebuying in India remains notoriously opaque, and platforms that place verified data at the centre of the process are finding willing customers.

What could go wrong? Real estate advisory is a trust-heavy business, and Propsoch must prove it can stay truly independent while scaling. Maintaining rigorous property evaluations across 80-plus factors becomes harder as the platform expands to new cities and markets. Competing against entrenched brokerages and larger proptech players will also test the startup's resources.

The signal: Athera Venture Partners, an established investment fund backing the round, lends credibility to Propsoch's research-driven model at a time when India's proptech sector is shifting from transaction-led platforms toward advisory tools that prioritise buyer trust. With the startup still at the early growth stage, the $2 million seed — nearly quadrupling its prior $600,000 raise — suggests investors see meaningful runway in the gap between opaque brokerage services and genuinely data-backed homebuyer guidance.
