What's the endgame? Charleston-based Bond Street is a perpetual-life private NAV real estate investment trust focused on Class A convenience retail centers. Since closing with Conversant Capital, it has acquired 17 centers, lifting portfolio gross leasable area to nearly 1,000,000 square feet.
The company has expanded into Phoenix, Dallas, and select Midwestern markets while continuing to acquire in the Southeast. Ten legacy single-purpose entity assets have been contributed to its operating partnership through UPREIT transactions, with 22 more identified for near-term contribution.
What they're saying: "Tripling the facility reflects the momentum we have built and enables us to execute on our growing pipeline," said chief executive officer Michael D. Reynolds. The added capacity, he said, allows Bond Street "to compete for assets on an all-cash basis with greater certainty and speed of execution."
The signal: The expanded facility sits in the middle of the pack by size, but the broadening bank group signals lender confidence in convenience retail as Bond Street pushes beyond its Southeast base into high-growth Sun Belt and Midwest markets.
