Alpaca Real Estate closes debut fund at $223M

What's the deal? Alpaca Real Estate (ARE)Dealroom has a profile for this one. Try Dealroom →, a New York-based private equity real estate firm, has closed its inaugural fund at roughly $223 million in total capital commitments. That figure includes about $21 million in co-investments closed to date.

Why now? The final close came roughly 18 months after Fund I's first close. ARE framed the result as validation "amid a challenging fundraising environment," in the words of co-founder and managing partner Peter Weiss.

Who backed it? The fund drew a mix of institutional investors, including public pension plans, foundations, family offices, and the RIA and wealth channel, plus international investment managers. What's the endgame? ARE invests across three strategies: infill industrial logistics, high-density multifamily townhomes, and multifamily preferred equity. It targets supply-constrained Tier 1 markets, with holdings so far in Dallas, New York City, Nashville, and Atlanta.

The firm expects total equity deployed across the fund and co-investment vehicles to exceed $300 million over the investment period, reaching close to $1 billion in real estate assets under management.

The differentiator: ARE pairs its acquisition strategy with a proprietary, AI-enabled technology stack. Co-founder Daniel Carr said prioritising "a foundation of data integrity from inception" let the firm "overlay agentic AI across investment underwriting, portfolio monitoring, and asset management workflows."

The signal: Closing a debut fund in a tight fundraising market is no small feat, and ARE is betting that AI-driven underwriting and monitoring can set it apart in a crowded private equity real estate field. Whether the technology delivers a "durable competitive advantage," as GCM Grosvenor's Ermias Nessibu put it, will be tested as capital gets deployed.
