IEC closes $215M multifamily fund, betting on AI-driven Bay Area rent recovery
What's the deal? Interstate Equities Corporation (IEC) has closed its sixth institutional fund, IEC Institutional Fund VI, with $215 million in equity commitments. The California and Washington multifamily specialist assembled the fund in-house over the past year, prioritising efficiency over size.
What's the endgame? Fund VI continues IEC's value-add strategy, targeting multifamily communities of 40 to 400 units in supply-constrained West Coast markets. It has already committed nearly 30% of its capital across seven communities totalling 875 units — more than $330 million in total capitalisation.
Early acquisitions span workforce housing in San Jose, Mountain View, Sunnyvale, Redwood City, and Seattle, plus two student housing assets serving the University of California, Davis. The portfolio is operating ahead of budget, with some assets achieving rents ahead of pro forma.
Why now? The fund will keep a particular emphasis on the San Francisco Bay Area, where IEC says AI-driven employment growth is fuelling the strongest rent recovery of any major US metro. The move follows a pause of more than four years in the region.
What they're saying: "Fund VI is small but mighty, investing with conviction in markets we have operated in for decades," said Marshall Boyd, president and chief investment officer. He added that the structure lets select joint venture partners invest alongside IEC to extend the fund's reach.
President and chief operating officer Julia Boyd Corso pointed to repeat backers: "Our limited partners have invested with us across market cycles, and their continued confidence is the foundation of this platform."
