Jadian pumps WareSpace commitment past $500M to triple its footprint

What does WareSpace do? It acquires and converts infill properties into flexible industrial suites ranging from 500 to 2,500 square feet. The units serve small businesses — contractors, logistics providers, and light manufacturers — that need heavy-duty storage and workspace. WareSpace now has 32 locations and nearly 1,500 tenants.

What's the money for? WareSpace plans to scale from 32 locations to 100 across major US markets. Jadian, which manages roughly $3.4 billion in assets, invests in alternative real estate and asset-intensive businesses.

Why now? Jadian argues demand for professionally managed micro-bay space outstrips supply. "Over the past several years, the vast majority of new industrial development has been concentrated in big box facilities for large-format users," said Matthew Hennessy, a director at Jadian. "WareSpace addresses this gap in the market."

By the numbers: At $500 million, the commitment ranks in the 93rd percentile of all-time growth equity rounds in the US, based on a sample of 1,790 deals. That puts it among the largest non-venture growth rounds on record.

What could go wrong? Tripling a real estate footprint depends on finding and converting suitable infill sites at scale. Filling roughly 68 new locations with tenants across varied local markets is capital-intensive and slow to prove out.
